The HOA Called His Pond-Side Lot “Unused”—Then Their Expansion Map Reached the One Place They Never Checked

Chapter 1: The Flags Appeared Beside Jacob’s Pond

The first orange flag stood three feet inside Jacob Nelson’s fence line.

He noticed it before he noticed the men.

It was bright enough to look unnatural against the dark grass behind his house, a thin plastic ribbon tied to a wire stake driven into the low ground near the pond. Beyond it stood another, then another, making a crooked line through the reeds toward the side of his yard.

A man in a reflective vest was pushing in the fourth.

Jacob stepped off the back porch.

“Hold up.”

The surveyor looked over. Two other men stood near a tripod farther uphill. One of them held a tablet. The other had a bundle of orange stakes tucked under his arm.

Jacob walked across the grass without hurrying. Twenty years of landscaping work had taught him that people paid attention when a man moved like he already knew where the boundary was.
