Chapter 1: The Estimate Waiting Beside the Cars

“You need to take responsibility for this.”

The clipboard nearly touched Emily Clark’s chest before she realized Jennifer Rivera had stepped directly into her path.

Emily had just locked her car. Her grocery bags were still on the passenger seat. The late-afternoon HOA parking lot behind the townhouse complex was half full, residents coming and going after work.

Jennifer wasn’t smiling.

Neither was George Robinson, who stood a few feet behind her.

A contractor Emily vaguely recognized from a previous inspection stood beside the retaining wall that separated the parking area from a lower drainage slope.

The wall stretched nearly forty feet.

A crack ran through part of it.
