The HOA Rented His Private Dock for Three Summers—Then Forty-Seven Customers Arrived at a Locked Gate

Chapter 1: The Stranger Who Had Reserved Slip B

The unfamiliar boat was tied to Carolyn’s cleat.

Jacob Walker stopped halfway down the slope from his house, one hand still wrapped around the handle of the trash bin he had been dragging toward the road. The boat was a white twenty-foot runabout with blue trim, its bow line looped twice around the galvanized cleat at the end of his dock.

That cleat had been empty for nearly three years.

A man in khaki shorts stood beside the boat, feeding a cooler through the windshield to a woman in the passenger seat. He wore a green plastic wristband. Two children were already stepping from the dock into the boat as if they had done it every summer.

Jacob left the trash bin upright in the grass.

“Excuse me.”

The man turned. He was younger than Jacob by twenty years, broad through the shoulders, sunburned across the nose. His expression held the careful impatience of someone expecting a minor inconvenience.

“Can I help you?”
