Chapter 1: The Signature Waiting on Ronald’s Kitchen Table

“The board will proceed with or without your signature.”

Heather Mitchell said it with both hands resting on Ronald Carter’s kitchen table, as if the papers beneath them had already settled the matter.

Ronald did not sit down.

The top page carried the association’s name, a parcel description, and a block of language granting permanent access across the rear portion of his property. Heather had marked three places with yellow tabs. One for initials. Two for signatures.

Through the window behind her, Ronald could see the edge of his backyard. The grass looked recently combed in one direction, a faint green seam crossing behind the old garden beds.

“You’re asking for a permanent easement,” he said.

“I’m asking you to formalize what was already approved.”

“By whom?”
