Chapter 1: The Water Heater Beside the Survey Stake

The water heater was lying on its side where Charles Carter had expected to see nothing but grass.

He stopped at the edge of the lot with one hand still resting on the mower handle.

For a few seconds, he thought someone had dragged it there overnight as a joke. The white metal tank was dented along one side and streaked with brown rust. A length of copper pipe still clung to the top. Beside it sat three broken concrete blocks, a torn bag of hardened cement, and a stack of gray lumber that Charles knew had not been there the previous Saturday.

What bothered him most was the orange survey stake.

It leaned at an angle beneath the lip of the water heater, nearly hidden in the grass.

Charles shut off the mower.

The sudden silence made the pile look worse.

He had inherited the quarter-acre parcel from his uncle two years earlier. It was an awkward piece of land tucked between two backyards and a narrow residential street, too small to feel like an investment and too useful to sell without thinking carefully about it.
