The HOA Buried a Drain Beneath His Yard, Then Asked Him to Surrender the Proof

Chapter 1: The Pipe Beneath the Memorial Garden

Cynthia Roberts slid the easement across Brian Adams’s kitchen table and kept two fingers pressed against the signature line.

“It needs to be signed today.”

Brian did not reach for the pen she had placed beside it. He looked instead at the words printed above the line: permanent and perpetual access for inspection, repair, replacement, and expansion.

“Expansion,” he said.

Cynthia’s expression did not change. She wore a navy blazer despite the late-summer heat, and a leather folder rested upright against her chair. “That is standard language.”

“For a drain already under my yard.”

“The drainage project is complete.”

“Then why are you asking permission now?”
