Chapter 1: The Orange Flag Across Their Perfect Parking Lot

Donald Perez laughed before George Harris finished saying “mineral estate.”

The sound struck the clubhouse meeting room harder than a gavel. A few homeowners smiled because Donald was smiling. Others lowered their eyes to the glossy rendering propped beside the board table: limestone entrance columns, young live oaks, a blue swimming pool, and a parking lot drawn so perfectly that not one painted line appeared crooked.

George remained standing in the center aisle.

He held a folded notice in one hand and a bright orange survey flag in the other. Dust still clung to the wire stem from the field behind the temporary construction fence.

“I’m not disputing your surface deed,” George said. “I’m telling you the mineral estate beneath Parcel Fourteen was reserved.”

Donald leaned toward the microphone. His pale blue polo carried the embroidered subdivision logo over his heart.

“Reserved by whom?”

“My grandfather.”
