He Laughed at the Easement Until the HOA Had to Dig Up His Entire Yard

Chapter 1: The Valve Four Feet Past the Line

The surveyor stopped walking so abruptly that Michael nearly stepped into the back of him.

“Whose irrigation valve is this?”

Michael looked down.

At first he saw nothing unusual—just the narrow strip of gray gravel running beside the wooden fence between his yard and Robert Martin’s. Then the surveyor nudged a few stones aside with the toe of his boot.

A round green plastic lid appeared beneath them.

Michael frowned. “Not mine.”

The surveyor crouched, brushed more gravel away, and lifted the lid. Beneath it sat a shutoff valve, damp with condensation, connected to black irrigation pipe disappearing under the ground.

“You sure?”
