The HOA Laughed at His Old Deed Until Twelve Trucks Entered Their New Clubhouse Lot

Chapter 1: The Flags Appeared Before Anyone Asked Why

The orange flag had been driven into the ground less than six feet from George Carter’s back fence.

It leaned toward his house as if the person who planted it had been in a hurry. A strip of fluorescent plastic snapped at the top of its wire stem, bright against the clipped grass and the dark cedar boards.

George stood on his patio in his socks, coffee cooling in one hand.

His father had pointed to that same patch of ground nearly forty years earlier, before the subdivision had streets, stone mailboxes, or a name printed on monument signs.

“Whatever happens up top,” his father had said, “don’t sign away what’s underneath.”

At the time, George had been twenty-three and impatient to leave for his first land office job. He remembered nodding without asking what his father meant. He remembered the old man’s dirt-stained thumbnail pressed against a folded deed.

Now a second orange flag moved in the common field beyond the fence. Then a third.

George set his mug down.
